A sprawling rural property that has been transformed into a golfer’s dream has just hit the market.

At first glance, the 48-acre landholding at 82 Capricorn Place, Springrange might not seem all that different from the other rural properties spread across the rolling green fields to the north of Canberra.

But in place of a typical backyard is what the listing describes as a ‘true showstopper’ – an eight-hole golf course, complete with tree-lined fairways, bunkers and water hazards, including a meandering creek that traverses the property.

The course has been landscaped to take full advantage of the property’s picturesque setting, and is designed to easily add a ninth hole.

In place of a clubhouse, there is a recently built four-bedroom, three-bathroom brick home with expansive views of the surrounding countryside.

Sales agent Mark Johnstone of Ray White Canberra said the property once formed part of a much larger equestrian estate, and retains some of its agricultural infrastructure, including two fenced paddocks, two large machinery sheds and a three-phase power supply.

“It was part of a 500 acre property known as the Capricorn Park Stud, which was a well known property in the Canberra region in racing circles,” he said.

“About five years ago the owners decided to subdivide the property and sell off six different blocks.”

“This one was split off with the golf course, and then they built the new home just a few years ago.”

The estate’s original homestead — a six-bedroom mid-century house on a 50-acre block — was sold in 2023 for $2.65 million.

The golf course itself was built about two decades ago by long-term manager of Capricorn Park, Dennis Brady, who used a bobcat to revamp a rocky, overgrown paddock that was unsuitable for horses.

The greens had been salvaged when part of a nearby golf course was redeveloped as a housing estate, with the turf uprooted and transplanted on the now-unrecognisable paddock.

The golf course had predominately been used privately, but the owners had occasionally hosted invitational charity tournaments, Mr Johnstone said.

While the property was sure to appeal to keen golfers, Mr Johnstone said it had already attracted a number of potential buyers drawn to the idyllic parkland setting.

“For those who aren’t into golf, it could be utilised for a number of lifestyle pursuits,” he said. “It’s beautifully maintained, irrigated and very picturesque.”

The location, just 30 minutes north of the Canberra CBD, would likely suit buyers who worked in the city but were seeking a tree change, he said.

“Being so close to Canberra is a huge advantage,” he said.

Recent sales in Springrange include a 30-hectare block with a four-bedroom house that sold for $1.35 million in December last year, and a much larger 93-hectare property with a three-bedroom house that traded for $2.6 million in March.

The property goes to auction on February 20.
