Now that it’s complete, buyers are beating down the doors at Atlas, Rose Bay.


Prestigious eastern suburbs developer Fortis got the green light for a boutique apartment block called Atlas in Rose Bay in May 2022, two-and-a-half years ago.

There were just a dozen luxury units on offer at 5-13 Spencer St, the group’s third project in the area, and this one had a lot going for it — Fortis’s good name, for a start, but also built by Lords Group and designed by award-winning architects MHNDU with interiors by the acclaimed designers Alexander & Co.

But the east’s wealthy empty nesters have been spoilt for choice in Rose Bay over the past few years and even the best offerings can be slow to move off the plan, especially in this demographic.

Up until this week, just a handful had sold, though a ground floor unit with a pool was snapped up quickly for $10.8m.

But that’s all changed with the project being completed and Raine and Horne Double Bay gun Alex Lyons and Ray White Double Bay’s Di Wilson have the job of offloading the remaining stock.

“We’ve sold three in a week,” says Lyons.

“Now that it’s finished, buyers are seeing how special it is …. this is the highest quality new development I have seen in a long time.

The renderings are good … but apparently the finishes have to be seen to be believed!

This week’s sales have included $8.5m for unit 10.

The four units still remaining include a four-bedroom penthouse with a price guide of $10.8m-$11m and three three-bedders priced at $6.5m-$7m; $8.8m-$9.5m and $10.8m-$11m.

Atlas is close to Rose Bay Village and the harbour foreshore with transport a short flat walk away.
