Buyers have pounced within days on a Manifold Heights character home that sparked its own pre-Christmas rush.

The four-bedroom brick house at 24 Sydenham Ave was snapped up for $1,035,500 after hitting the market on eve of the holiday period.

Listing agent James Wilson said having their ducks in a row allowed the new purchaser to move quickly and get the jump on the competition.

“It went live on the Friday prior to Christmas and I sold it on Christmas Eve,” Mr Wilson said.

“We were pitching it at $950,000 to $1m. It had multiple interested parties but then there was a particular buyer that had missed out on something else fairly recently and were able to confirm their position on a contract.

“It has been quite interesting with that property because I was taken aback a little bit by the amount of inquiry we had on it. We probably had 18 inquiries in a matter of days.

“I think it shows the time of year isn’t always everything.”

The liveable condition of the house, which occupies a 626sq m north-facing block in a leafy street, was a key attraction.

The buyers are planning to put their own stamp on the home.


There is gas central heating throughout.


The studio could be a home office, teen retreat, rumpus room or fourth bedroom.


It features polished floorboards and timber fretwork, as well as a covered deck off the lounge and a flexible studio with its own toilet tucked behind a single garage.

Mr Wilson said the buyers were keen on that particular area of Manifold Heights, near the Newtown border and a selection of private schools.

“Just being a good comfortable house that could be further improved was really attractive to them,” he said.

“It had a north-facing back yard and a good sized block and an easily accessible area.

“What people are gravitating towards at the moment are some of these established residences rather than new builds or extensive renovations. Things that have a good footprint and is more a refit or a refurb rather than a holistic renovation.”
