Drake and Kendrick have been squaring off for some time now – so who wins the property battle?

As Kendrick Lamar wows crowds at the Superbowl and Drake gives away money to his fans at shows in Australia — their simmering feud continues to draw international attention.

Drake recently escalated his lengthy rap battle with Kendrick Lamar by launching a lawsuit over his music rival’s controversial diss track.

Inside Drake’s jaw-dropping $100 million Toronto mansion

According to news reports, the hip-hop mogul, whose full name is Aubrey Drake Graham, 38, is bringing legal action against Spotify and Universal Music Group, accusing the entities of using bots and other methods to artificially inflate the popularity of the song “Not Like Us,” a Lamar track that attacks Drake.

In the past, the two rappers had been involved in an intense rap battle that involved rhymes, not crimes.

However, Drake’s legal team is now claiming that both UMG and Spotify intentionally manufactured the success surrounding Lamar’s so-called diss track, further intensifying the rivalry between the two artists. “UMG did not rely on chance, or even ordinary business practices,” attorneys for Drake’s company stated, according to Billboard.

“It instead launched a campaign to manipulate and saturate the streaming services and airwaves.”

The five-time Grammy winner, through his lawyers, is claiming in a “pre-action” petition that UMG violated the federal anti-racketeering law, or RICO. His legal team is also alleging that the company is guilty of “deceptive business practices and false advertising under New York state law.”

Is Drake bringing back the beef? The Canadian-born rapper does seem to want to reignite the track-based feud that sprang up months ago. This latest dispute comes just after Lamar released his new album, “GNX.”

Interestingly, the two men also go toe-to-toe in another industry — real estate. Both artists boast an impressive property portfolio — but who wins this battle of top-notch dwellings?

Kendrick Lamar’s real estate

Lamar, whose full name is Kendrick Lamar Duckworth, 37, is a worthy opponent in rap and real estate. When it comes to lyrics, he’s got plenty to write home about.

Lamar won the Pulitzer Prize for his music, and just won a stunning seven Grammy Awards in 2025, to bring his total to 24 for his career.

Outside the recording booth, his property portfolio is also award-worthy.

Lamar signed a deal in May 2024 to pay more than $60m (US$40m) for a home in Los Angeles, according to The Wall Street Journal.

If the deal closes, it will be among the priciest in Los Angeles for the year.

Brooklyn pad

Lamar went back to hip-hop’s roots and bought a Brooklyn penthouse in 2023 for around $13.5m (US$8.6m).

The condo was finished in 2015 and features a two-level, open layout with floor-to-ceiling windows. The four-bedroom unit also features a private terrace and a rooftop deck.

Calabasas crib

In 2018, Realtor reported the rapper had picked up an investment property in California for $4.3m (US$2.65m)

Located in the exclusive community of Calabasas Park Estates, the home includes a gym, family room, and guest suite. It’s reportedly a place for Kendrick’s family.

Swanky SoCal spots

So where does the Compton-born talent lay his head when he’s going back to Cali?

He reportedly has a couple of sweet options.

He owns a $9.7 million modern mansion in Manhattan Beach. He picked up the place in 2019, according to Architectural Digest. The off-market deal means there are no details or photos, but Architectural Digest noted the “contemporary gem” features four bedrooms and seven bathrooms.

Kendrick also owns a sweet Bel-Air estate, which he snagged for US$15.8m at the end of 2022, according to AD.

Drake’s real estate

On the face of it, the Canadian-born rapper is certainly popular. He’s sold over 170 million albums and notched 13 No. 1 hits, among other accolades.

The entrepreneur founded his own record label, OVO Sound, and launched a fashion line and a production company, DreamCrew.

In addition to his recording career, Drizzy has some seriously swanky real estate in two countries.

Drake has a fascinating place to stay when he’s in his hometown of Toronto.

Drizzy built an astonishing manor house that was featured on the cover of Architectural Digest.

The mammoth mansion includes a regulation-size, indoor basketball court; a bar with Champagne and wine chillers; and a hot tub with a TV screen.

Texas ranch

The Texas estate that Drank bought in 2023.

Drake caused a frenzy in 2023 when he teased that he’d found a place in Texas during a Houston concert.

“I’ve been looking for a long time, trying to figure out the right place for me to live — where I belong outside of Toronto. And I finally, finally, after all these years, found me a place in Houston!”

The 313-acre property the rapper reportedly picked up for $23.9m (US$15m) is about 45 minutes outside of Houston.

Formerly operating as a Relais & Châteaux Resort, the spread includes multiple homes, pools, equestrian facilities, a tennis court, and three ponds.

Beverly Hills mega-mansion

Now that he has his dream getaway in Texas, the rapper quickly attempted to flip the Beverly Hills mansion he purchased in 2022 from musician Robbie Williams.

Drake scored the 90210 estate in March 2022 for $104m (US$75m), and it went back on the market in May 2023 with a price tag of $140.3m (US$88m). It’s still available.

Set on almost 20 acres, the mega-mansion features a screening room, wine cellar, and tennis court. The stunning acreage includes lush landscaping and gardens and spectacular views of the canyon, city, and ocean.

Other highlights include an 11-car garage, a gym, a game room, and a pool with a pool house.

YOLO compound sale

Before he bought in Beverly Hills, Drake had assembled his very own YOLO compound in the celeb-packed enclave of Hidden Hills.

In March 2022, he put the entire three-parcel spread on the market for US$22.2m. Transformed into a party pad designed to entertain a large crowd, the residence has been updated to include a massive swimming pool and spa grotto, a swim-up bar, waterfalls, and a rock water slide.

Two of the Drake-owned homes were purchased by Los Angeles Rams quarterback Matthew Stafford — one for US$11m and the main house for US$12m, handing the rapper a massive US$23m payday.
