Mr Sahhar declined to comment on the abode’s current or former owner but industry sources indicated that Ledger stayed there for about 12 months while shooting a film, about two decades ago.
However, Ledger did not own the penthouse.
The actor starred in films including 10 Things I Hate About You, The Patriot, Monster’s Ball, A Knight’s Tale and Ned Kelly, which was filmed in Victoria in 2002.
He received Golden Globe and Academy Award Best Actor nominations for his portrayal of ranch hand Ennis Del Mar in Brokeback Mountain.
Ledger died at the age of 28 following an accidental overdose of prescription medications in 2008.
Posthumously, he won the a 2009 Academy Award, Golden Globe and BAFTA for Best Supporting Actor for his role as the Joker in The Dark Knight.

Mr Sahhar described the residence as cutting edge despite the construction of its 13-storey building wrapping up in 1991.
“Nonda Katsalidis was really ahead of his time when he designed it,” Mr Sahhar
“It’s really got that wow factor – it’s a very cool, architectural penthouse.”
A rock garden on the lower level extends into a pond that flows both indoors and outdoors.
The main kitchen is equipped with Gaggenau and Liebherr appliances, while an open gas fire place warms the living and dining space.

The private dual lift opens to a space near the staircase and a concrete wall.
In the living area, a ceiling void is encased by glass on three sides.
“All the rooms have spectacular views, it doesn’t matter which room you’re in,” Mr Sahhar said.
The enclosed rooftop gym and entertainer’s pavilion is accompanied by a built-in barbecue and second kitchen.
Back inside, the bedrooms have marble-fitted ensuites, walk-in wardrobes and balconies.

The penthouse is close to Chinatown, the Queen Victoria Market, shops, cafes and public transport.

Additional highlights include an office, a video intercom, laundry, powder room and two secure car spaces.
“There’s been quite a few buyer queries from interstate including Sydney and Perth,” Mr Sahhar added.
One potential buyer group even flew in from Sydney to inspect the penthouse.
Expressions of interest close at 5pm on March 18.
