Suburb records tumbled in several Geelong suburbs in 2024, marking a high note amid gloomy real estate conditions.

In a year when median dwelling values fell almost 3 per cent, according to PropTrack, three big sales with a combined value of almost $13 million set new benchmarks.

Torquay kicked things off with a bang, notching up two record-breaking trades within the space of a month last summer.

The 1418sq m property at 82 The Esplanade, Torquay, sold for $7.9m.


The house offers unrivalled views from its position opposite Fisherman’s Beach.


A luxurious front row home at 98 The Esplanade briefly became the most expensive piece of residential real estate in town after selling for $7.75m in January.

However, the record price was soon eclipsed by another oceanfront house at 82 The Esplanade, Torquay.

The mid century clinker brick residence on a 1418sq m block, described as one of the best properties in Torquay, sold after auction for $7.9m to buyers planning a renovation.

McCartney, Torquay auctioneer Geoff Bennett told the large auction crowd it had been with the same family since 1968.

“I have to say that despite its age, this house has been envied by many people for many years,” he said.

“There’s a lot of lovely homes but this one just stands out.”

39 George St, Geelong West, broke its own suburb record back in February.


A swimming pool is the centrepiece of the outdoor entertainment area.


In Geelong West, a sprawling six-bedroom residence smashed its own suburb record in February after achieving a $3.17m sale price.

A tennis court, swimming pool, a half basketball court and a mega kids treehouse with its own slide, fireman’s pole and climbing wall were among the rare collection of features on the 2264sq m property at 39 George St.

An interstate buyer pounced on the resort-style offering, one of the largest private parcels of land in Geelong West.

Jellis Craig Geelong agent Marcus Falconer said the sale underlined the strength of the suburb and another inner city locales in attracting people to Geelong.

“One of the pivotal things, which is a driver for a lot of people (moving to Geelong) is obviously schooling,” Mr Falconer said at the time of the sale.

The six-bedroom, three-bathroom house has multiple living areas, a study and home gym, all set privately behind a high fence and lush, landscaped garden.

It previous sold for $2.175m in 2018.

Corio notched up several million-dollar sales, including this one at 159-163 Bacchus Marsh Rd.


Original timber highlights add to the period character of the formal lounge.


Large land parcels also proved lucrative in Corio, where the $1.7m sale of a Tudor-style heritage home set a suburb record last month.

The circa 1931, five-bedroom residence occupies a 1778sq m block with two titles at 159-163 Bacchus Marsh Rd.

The vendors of 46 years had sympathetically updated the two-storey house, designed by the Buchan architects, and created a private garden with multiple outdoor entertainment areas.

The sale toppled the previous $1.5m record, for another five-bedroom house on a 4000sq m block at 132-136 Matthews Rd, Corio, which was set just two months prior.
