A French Provincial mansion with its own “nightclub” area and private waterway is poised to smash its little known suburb’s house price record by almost $1m.
The five-bedroom house at 256 Warburton Highway, Wandin North, was listed for sale on Tuesday with an astonishing $3.4m-$3.7m price tag.
The current house price record for the rural town has been held for close to eight years by 40 Wandin Rd, which sold for $2.75m in 2017, according to CoreLogic records.

Its substantial price tag may be justified by the property’s undeniable grandeur, exemplified by an impressive fountain centrepiece in its forecourt.
The approximately five acre property also features a kidney-shaped solar pool, hanging fire pit, all-seasons garden, three double garages, a private dam, and a gardener’s office with shower, toilet and kitchenette.

Prospective buyers commented on the grand appeal of the property, which agent Greg Earney said is unlike any other home in the Yarra Ranges.

While 256 Warburton Highway would be a significant outlier in the small town, Mr Earney said the property would possibly exceed its top asking price of $3.7m — though was currently priced fairly based on early feedback.
“It’s one of those properties that was really hard to price,” he said.
With a median house price of just under $1m, 256 Warburton Highway would smash Wandin North records if it sells for asking price.
