The vendor of this Surf Coast hinterland lifestyle property spent a year driving around on the back of the ute in search of the perfect site for her new custom farmhouse.

The ridge she eventually settled on offered a scenic view over the Otway Ranges – a key attraction of the 40ha farm south of Winchelsea – with the Brisbane Ranges even visible to the north on a clear day.

“I was trying to see where the best spot was to actually put the house to capture the views and then the orientation with the paddocks and sheds so from inside you can’t see any of the sheds,” she said.

A three-year-old custom Pivot home is the centrepiece of 96 Murphys Run, Winchelsea.

Solid recycled bricks feature both inside and outside.

“The kitchen, dining and lounge area is probably my favourite because you can see people coming and going and just look out the window and see all the horses and the view on both sides.”

While Pivot Homes completed the sleek three-bedroom house three years ago, the seeds for the lifestyle property at 96 Murphys Run, Winchelsea, were sown a couple of years earlier when she embarked on turning the then “blank canvas” into a quality rural haven.

Coming from a horse racing/training business, the focus was on building high-end equestrian facilities, though the extensive set up would work equally well for cattle and hay production.

There’s now five horse paddocks with Stallion Rail fencing and water troughs, five double horse shelters, multiple tie-up bays, a hot/cold wash bay with non-slip horse rubber flooring, float storage and extensive shedding for machinery and hay.

The property has an Olympic-sized arena and substantial shedding.

The vendor wanted lots of windows to capture the rural aspect.

Decks to the north and south provides options for outdoor entertaining.

The vendor also installed an Olympic-sized arena with a Treadlite, washed river sand surface where she and her daughter could train for competitions in view of the house.

The contemporary residence featuring solid recycled bricks, polished concrete floors and windows in every direction is undoubtedly the centrepiece of the property.

It’s anchored by a light-filled kitchen, dining and living zone that spills out to spotted gum decks on both the northern and southern sides.

A double side brick gas log fireplace, which backs onto the adjoining rumpus room, is a focal point of the lounge area, while the kitchen has a large island bench, quality Neff appliances and a walk-in pantry.

The two minor bedrooms are zoned at the rear with the second living area and share a central bathroom with a freestanding bath and a frameless shower.

The second living area is zoned with the minor bedrooms, making it an ideal kids’ hangout.

The main bedroom has sliding doors onto a deck.

An ensuite with dual vanities and access to a two-way powder room services the main bedroom at the front of the house. A lovely rural aspect adds to the appeal of this parents’ retreat, where sliding doors open directly onto the main entertainer’s deck.

The oversized mud room was designed to accommodate the vendor’s two late dogs, providing them access to the garage, in keeping with her animal friendly ethos.

“It’s all easy maintenance so you can come in from the mud room straight from outside, throw off your muddy boats and wet jackets,” she said.

Charles Stewart, Geelong agent Andrew Rice is calling for expressions of interest in 96 Murphys Rd, Winchelsea, by March 5 at 1pm.

Price hopes are $3.3m to $3.6m.
