Belmont House, New South Wales
Belmont House, developed by Astute Property, is located in the inner-southern Sydney suburb of Alexandria and features a warehouse reimagined into 19 apartments and four luxury terraces.

Designed by Benson McCormack Architecture and Richards Stanisich, the development blends industrial heritage with contemporary architectural design. Industrial features have been carefully preserved for those who love spaces that tip a cap to the original character. But even while it nods to its rough-hewn past, the finishes here are top end.
The development features premium European timber flooring, marble kitchen islands, and high-end Miele appliances. Each residence maximises natural light and provides flexible living environments and considered spatial planning.

Designed by architects MJA Studio, the development features classic curves with interiors that also take inspiration from Australian influences – the colours and materials are meant to evoke the landscape of Western Australia.
Inside each apartment, residents have a designer kitchen, stone and marble benches and Miele appliances. There are three colour schemes to choose from, as well as three premium upgrade packages to further personalise kitchens and bathrooms.
Located about 5kms from Perth’s CBD, The Coolbina also features amenities like a gym, sauna and yoga studio.
Construction is expected to complete by late 2026.
Drift Residences, Queensland
Set over 31 levels on a north-facing lot, Drift Residences by GDI Group is one development on the Gold Coast blending timeless design with coastal elements.

The development has a collection of 50 residences with The Residence Collection offering 262sqm half floor residences from Levels 3 to 24; the Penthouse Collection delivering whole floor 532sqm residences from Levels 25 to 29; and The Penthouse a 888sqm expanse taking up Level 30, and featuring a statement spiral staircase.
Plus Architecture was tasked with the design, which has a focus on natural materials such as stone and timber and resort-style amenities for residents. The planning of this luxury complex involved a two-year design phase, which is rare in the competitive Main Beach apartment market.
An entire level is dedicated to resident amenities, including a heated pool, magnesium spas, a cold therapy pool, sauna and steam room. There’s also a yoga centre, massage rooms and an outdoor BBQ area.
The project is expected to finish construction in September 2025.
Fernhurst Kew, Victoria
Located on one of the last remaining development sites in a Studley Park side street, Fernhurst Kew from ANGLE incorporates lush greenery with modern design, bringing the outside in for those who love biophilic design.

The boutique development has 17 apartments, and three free-standing houses situated on a one-acre north-east corner site. It’s also the second collaboration between ANGLE, Edition Office and Eckersley Garden Architecture, following the award-winning Fenwick, which received numerous awards for its architecture, urban design, and construction.
The apartments feature open plan designs that seamlessly connect living, dining, and kitchen areas with outdoor terraces and gardens. The townhouses also include living spaces that extend into covered outdoor areas.
Premium fixtures include Molteni&Co wardrobes, custom-finished windows and a mix of marble, natural stone and timber incorporated throughout each residence.
Construction is slated to complete by October 2026.
