South Australia
In South Australia, the average cost to build a house is $452,472, according to ABS data from April 2024.
For buyers with a $250,000 budget, there are several builders with offers across the state.
Simonds Homes, which builds in South Australia, Queensland and Victoria, has the Leighton 17 home design starting from $249,400, available for buyers in South Australia.

The Archie 14 design, starting from $210,900, is a compact, three-bedroom design suitable for couples or small families.
The floorplan includes large living and dining areas, with an extended outdoor entertainment area. Buyers can also choose from six facades to make the design theirs truly.
The company also offers this design in Ballina, NSW for a price starting from $238,180 and in Queensland from $204,640.
For buyers looking for larger floorplans, the builder also offers Elliot 18, a four-bedroom design ensuring comfortable living for families.
This design includes a walk-in-wardrobe and ensuite for the master bedroom, a central family bathroom, and open plan kitchen, as well as a dining space and family room.
Victoria
In Victoria, the average cost to build a house is $412,762, but there are many builders with home designs at an affordable price point.

Ideal for first-home buyers, the design features a spacious kitchen that connects to the living and dining areas, blending entertaining and practical needs seamlessly.
On the higher end, the builder offers the Portland home plan, a four-bedroom layout designed to suit a 12.5-metre-wide block.
This design starts from $245,900 and features a zoned layout for families by separating the kids’ rooms. The master bedroom also includes a walk-in robe and ensuite for convenience.

NSW
NSW is one of the more expensive states to build a house in according to ABS data, currenting sitting at $433,154.
It is difficult to find many builders that build in Sydney and close metro areas with offers under $250,000 but there are some options across the state.
Metricon Homes has Lucent, part of its Freedom range, which has four floorplans and 13 facades to choose from.
The three-bedroom design has an ensuite and a central kitchen that leads to spacious dining and living areas.
For northern NSW, the builder offers Asher, as a design under $250,000. In the south of the state, Metricon has four designs that start around that price point.
Queensland
In Queensland, the average cost to build a house is $452,472, aligning it with South Australia, as one of the most expensive states in which to build.
But the sunshine state is also home to a number of builders that can assist property seekers creating their dream homes on a limited budget.

The average cost to build a home in Western Australia is $335,550.
La Vida Homes is one builder that offers a floorplan under $250,000, with its design called No Cap.
Suitable for first-home buyers, this home is a two-bedroom, one-bathroom home that includes open plan living, an island kitchen and a desk recess, which can be used as a study.
