Making a start on cashing in this summer by completing some simple updates to daggy and dated homes could help improve that overall value of your home by more than $100,000.

But expert property flippers have warned tradies and builders will be flat out once the market changes gear in 2025, so there could be 10 per cent increases in the cost of getting basic home renos done as demand surges.

We asked some of the industry’s experts

– Add a bedroom if your floorplan can already accommodate it;

– Add a bathroom if you have a laundry in place that has plumbing ready to go and make the laundry a European-style one that is hidden behind sliding doors;

– If you have any alcoves or recesses in your floorplan, add sliding doors to make it a work-from-home space;

– Add a pergola to your garden to create a sense of indoor-outdoor living;

– Consider turning part of your front garden into off-street carparking;

– Update your kitchen or bathroom;

Refreshing the coat of paint in rooms can make the place feel like new.


– Remove non-structural walls to create large open-plan living zones if you have an older home with lots of small rooms;

– Don’t spend more than 10 per cent of your home’s value;

– Talk with a local real estate agent to make sure what you spend will get $2 back for ever $1 you spend;

– Refresh paint, carpets, and other perishable fittings;

– Update your front fence, garden and paint your front door to boost the home’s “curve appeal”.

– Update old or stained flooring;

– Improve energy efficiency, but mostly visible things such as solar panels;

– Don’t upgrade to all electric kitchen appliances for the sake of it, some buyers prefer gas;

– Tile outdoor entertaining spaces, and ensure they have good lighting so the backyard looks usable;

– Tidy up the garden, and use greenery to hide ugly parts of the home;

– Update kitchen and bathroom benchtops;

– Refresh paint, and if you have hairline plaster cracks this will cover them up;

– Retile bathrooms if your budget allows it;

Tidying up the garden and adding more plants can help buyers form a connection with the property.


– If your doors are shabby, upgrade to something that looks good;

– Try to add mirrors to rooms, such as on wardrobe doors, to make them appear larger;

– Avoid structural changes, unless they are completely necessary.
