Darwin’s most expensive property pockets of 2024 have been revealed with new data showing the four suburbs where buyers are forking out more than $1m on average to lock down a house.

The latest figures from PropTrack showed Brinkin was the pinnacle of the Darwin real estate market with a median house price of $1.9m.

Coming in second was Knuckey Lagoon, where houses sell for an average of $1.52m, followed by Larrakeyah ($1.375m), Fannie Bay ($1.1m) and Nightcliff ($955,000).

Sales data showed the most expensive sale in Brinkin this year was 2 Kuru Ct, sold by Seth Chin of Chin Property Group for $2m.

Darren Hunt and Daniel Harris of Real Estate Central Projects sold 22 Edinburgh Cres, Brinkin, for $1.925m in November.

The Real Estate Central duo were also responsible for the top Knuckey Lagoon sale of 2024, 29 Kerr Ct, which sold for $1.715m in November.

Mr Hunt said he wasn’t surprised Brinkin topped the list in 2024.

“Brinkin has become a suburb predominantly of hospital and university professionals as both institutions are within walking distance,” he said.

“It’s a newer suburb and has big homes with architectural merit.

“It’s one of those places where there are no front fences and it’s close to the beach.”

Mr Hunt said Brinkin and second place Knuckey Lagoon were both tightly held and highly sought after suburbs.

“There’s not a lot for sale at any point in time, so when premium turkey homes becomes available they attract strong interest,” he said.

Mr Hunt said buyers loved Knuckey Lagoon for its acreage blocks close to Darwin city, while Larrakeyah, Fannie Bay and Nightcliff offered “quintessential Darwin living”.

“When done correctly, the renovated Darwin elevateds are very popular,” he said.

Ray White Darwin selling principal Andrew Harding, who broke the Nightcliff sales record twice in 2024, said the Darwin suburbs with the highest median house prices all offered big blocks and large luxury homes.

“That has been the strongest segment of the market in 2024,” he said.

“There has been a real shift towards substantial family homes that are turnkey.

“We are seeing more competition in the top end of the market and that is helping to push prices up.”

In the unit market, Lyons was sitting at the top with a median price of $642,000, followed by Bayview ($578,000) and Muirhead ($562,000).

Rounding out the top five were Zuccoli ($475,000) and Fannie Bay ($465,000).

Mr Hunt said units in suburbs such as Lyons, Muirhead, Bayview and Zuccoli tended to be modern.

“These represent a more affordable entry point into the market compared to houses,” he said.

“Units in Lyons and Muirhead also appeal to university and hospital professionals.”

Mr Hunt said the Darwin market attracted buyers across all segments this year, a trend he expected to continue into 2025.
