A developer is set to push the boundaries at one of Brisbane’s most expensive suburbs, filing stunning plans for neighbouring blocks he bought for $10.4m.

Property developer Zheng Zhang lodged a development application on Friday with the Brisbane City Council over his ultimate plan for two neighbouring home sites he bought in a blue chip Hamilton street occupied by some of the Queensland capital’s premier families.

The plan is to knock down a multimillion-dollar house and rebuild another on the mega site he owns at 76A Windermere Road, Hamilton, which he will then sell, while also carving off a chunk of his massive 76 Windermere Road property to add to the neighbouring block.

He bought both properties within a week of each other in late August-early September 2022 for $2.69m and $7.55m respectively.

The site he plans to demolish is a 908sq m battle-axe style block, while the other is a massive 2,641sq m dog-leg piece of land with a stunning Queenslander on it.

Mr Zhang’s plan is to carve out a portion of the bigger block to add to the other, which involves demolishing the home on the smaller block and giving it greater space with the removal of the bigger block’s pool zone.

He plans to create a Joe Adsett-designed masterpiece next door, by adding land from his own dream home site, subject to council approval.


He said the existing Queenslander property on the larger block would be turned into his own private luxury residence.

On the neighbouring block a luxurious designer home will be created designed by one of the most exciting young designers in the state.

“We are also constructing a new home designed by Joe Adsett, which will include a tennis court and is intended for sale,” Mr Zhang said.

The new build sale will be handled by Ray White Ascot principal Damon Warat, who recently set the Brisbane residential record with 32 Sutherland Ave, Ascot.

The plan is to register buyers’ interest for the new luxury build at 76A Windermere Rd, Hamilton Hill with colleague Nick Roche.

He expects the process to go smoothly with strong demand.

“Windermere Road is one of the finest streets in Brisbane and this brand-new championship tennis court property, designed by Joe Adsett, will offer a truly once-in-a-lifetime opportunity. The Brisbane prestige property market is experiencing its most dramatic growth in years,” Mr Warat said.

“Building costs remain high and there’s less DAs being submitted. The cost of constructing new homes hasn’t come down and Brisbane is suffering from a severe lack of new luxury builds.”

Comparable properties to the plans for 76A Windermere Rd sell for around $15m now in Brisbane.
